| Finding a plot will be a search trip. Do it slowly and search something payable. Also be aware that you might find a plot on a place which wasn't really your choice. Important to know is that on a privately bought plot, you'll pay 16% of V.A.T. A plot bought from a constructor, where the same constructor builds you a house on, will be charged 7% V.A.T. | Who
is a good builder and what costs a newly build house per m2. A good constructor will show you right away some of the houses he has build already. Let's say, his work references. Then you like it or you don't, it is that simple. The advantage is that you can see the offered building quality with your own eyes, no matter what the price is. The offered quality will harmonize with that what you are asking. Do you want golden coverings in the bathrooms, then the price will be proportional. At technical level, Spain went through some serious changes the last couple of years and most builders did have to adapt themselves and are building now according to strong European norms. So it is finished with so and so buildings. At least, that's how it should be. What does it cost ? That is depending on the area where you want to build. In the area of Alicante, mostly they build layer per layer with bricks. That is comparing to that what they do in countries such as England, Belgium and Holland. Since this asks more labour it will be more expensive then in Murcia where they build with a skeleton system. Murcia is a province with seismic activity, therefore they build a forced skeleton first, after that, they start building the walls in-between. This gives extra stability and is cheaper because it goes faster. |

A house build fully at your wishes, in skeleton system and with normal finishing but from high quality, will cost you about 860.86 £ per m2 - exclusive VAT and plot. Then you'll have a house completely finished and ready for use. An example: a house of 120 m2 build, costs you 120 x 860.86 £ = 103.303.20 £ + costs. |
Who is a good architect ? Every architect in Spain is supervised by the chamber of architects. That's an official organization who is responsible for the approving of building plans with the descriptions. In the province Alicante this chamber is located in the city Alicante. The question is not who is a good architect. The question is more like, which architect has got enough fantasy to come up with something new. The Spanish architecture is known worldwide for its dared and modern designs. Look at the new buildings which are build at the port of Valencia, they are very dared, they attract attention and are already famous by all world tourists. Not well known but also special are the house designs in the old city of Antwerp, it's the work of a Spanish architect. Also look at the new museum in Madrid. Anyway, the Spanish architecture is of a high level and can't be any problem for the design of your home. Question remains, which architect will design your home with enough fantasy and at a reasonable price? It's logical that the gentlemen who designed former mentioned buildings are a little bit more expensive. The commission of an architect normally is 2,5% of the total price of the project. If a project costs 200.000 £, his commission will be 5.000 £. That's exclusive the supervision of the building. This supervision will be done by the OCT, an official organisation who by use of technical construction engineers supervises the building progress. That will have to be paid separate including an obligated insurance. It is also traditional that some architects go with their designs to a construction company they know. Then they will calculate you a price per m2, including all the costs (from the construction company and also from the architect). For all clearness, Andaluscasas knows some architects who dare to design something different, and for a reasonable price too. What paperwork do you need ? No matter what you do or want to do in Spain , first make sure that you get an NIE number. That's a national number which you have to order at the Spanish foreigners police. Without this number you are nowhere. It is not possible to appear at a notary if you don't have an NIE number because he won't make or give a certificate. You will also need a valid passport or identity card, a bank account and, if possible, a Spanish address. The request of this NIE number is quiet simple, except the time you need. Here's the rule, there are so many waiting before you. Unfortunately, that is Spain as well. Don't worry, Andaluscasas will help you with that. Once you have this NIE number you can start thinking of your home. You can buy a plot and you can negotiate with the builder and the architect. All further demands for a to be build house, go automatically, except for the mortgage, if you need one off course. It will also be a running around to the town services for all kinds of small documents they ask you. An other running around has to do with water, electricity and telephone connexions. All that is not a problem but it takes an awful lot of time. These are things one has to go through. How do I arrange the financial part? Buying a home in Spain costs money and it doesn't matter from who you are buying. The question is, do you already have the money or do you need to use a bank and their mortgages? When you have already possibilities from yourself, it all will go a little bit faster then when you don't. However, when you don't have the possibilities from your own than you need to keep in mind a couple of things. When you are a non resident in Spain, not officially living here, you will need to pay 30% out of your own pocket. That's an obligation. You will not be able to change that. This amount will be paid to the builder. You will receive an official certificate from the notary. The bank which is giving you the mortgage will pay the builder per build stage. Usually in Spain there are 5 stages of 5/ 15/ 25/ 35/ 20%. Some banks have an other payment plan. Every stage will be certified at the notary. There are present, a delegate from the bank, the builder and yourself. Why is every stage certified at the notary? Don't forget that before starting the construction there was nothing to see. When building the property, you will see, little by little, the rising of a house, for example the foundation. Then that will be certified by certificate at the notary as a part of the house. Really, a visible something, and that goes on and on until everything is certified as a house with everything on it. When everything went well and everybody fulfilled his obligations, your house will be definitely registered at the town hall services. The only thing left is your obligation to the bank with the monthly payments of the mortgage. Also check a financial adviser.
